This land is owned by an elderly British couple.
The land is approximately 6km from Monemvasia South towards and beyond Nomia, Just beyond the seaside hamlet or village of Xifias is a right turn which is the road to the village Foutia, the plot is located on a turn on this road.
It is a sloping piece of land up towards the area of 'National Forest' with panoramic sea views.
It consists of 4000 sqm which is the required allocation to build a house, with access from the road which erases any access issues.
Water is obtainable by an, as yet, un-dug borehole, or of course a normal connection to the local water supply.

Xifias is a quiet and friendly village in Southeast Laconia, located in a natural bay with beautiful beaches. It offers good food in restaurant and taverns and stays in beautiful hotels.
Xifias is located 95km far from Sparta and 5.5 km from Monemvasia.
If you are a British resident, and as the vendors are British the transfer of purchase funds can take place within the British banking system, what does that mean, simply put you can pay the vendor from your UK account into theirs, this produces a “pink slip” that the notary will except as proof that payment has been made, so we won’t have to pay in Euros? No!
The benefit of this is also only one contract will need to be signed for the ownership of the property to change hands. This will reduce the legal costs, as normally in Greece there are three “signings”.
You will need an afm (a personal tax number) obtained for free from any Greek tax office if you go there in person, otherwise you will have to pay a Greek official who will charge you a fee, €150 euros and upwards, you will just need a photocopy of your passport if you make a personal visit.
If you open a Greek bank account you will need an afm tax number, a copy of your UK tax return or some other documents proving where you pay tax, or national insurance, with Alpha Bank you will need to make a deposit of at least €300 euros, if you get a sim card with a Greek phone number they will issue you with a bank card immediately.
Again you will be charged by a Greek official to provide a service that you can do for free if you are visiting Greece.
A Greek bank account will be essential if you wish to purchase a vehicle or work in Greece.
It is not a legal requirement to use the services of a lawyer in Greece, a lawyer readies documents for a notary to sign, the notary has the authority to legalise contracts not lawyers, you may consider the services of a lawyer as a matter of wisdom though.
